Your home shows well and the siding is in good shape. While we were out we reattached two loose gutter sections, cleared the runs, and stabilized a damaged roof corner, all on the house. The items worth getting ahead of are water-related. The front windows are aging and letting water in, and a few spots on the doors, trim, and the back of the house are worth handling before they grow. The windows are the first priority.

Front and side elevations
The front sill is rotted through and water is getting into the brick and the wall, worst on the far right, with more rot at the half-round window joint above. Other front and side windows show the same wear. These are at end of life, so replacement is the real fix. To stop water now, we can caulk and seal the worst spots as a temporary measure until the windows are replaced.

Rear roof corner
A roof shingle was torn and the gutter guard bent where the gutters meet. We put it back as a temporary fix today, but water may be reaching the house at this corner. Because it involves the roof, we recommend a roofing specialist evaluate and repair it properly.

The sill and the wood strip below it are rotting, and the door is likely original. We can epoxy-patch the seal and wood strip, then patch and paint, to stop the water. If you would rather replace the door, we can quote that, since it depends on the door you choose.

Mold and mildew are growing on the siding and shaded areas, heaviest on the back. A gentle soft wash kills it and protects the finish. It cleans and treats, but it will not look brand new. That would take hard pressure washing, which strips paint and forces a repaint, so we do not recommend it unless you are repainting.

The trim at the base of the garage frame is wicking moisture and the paint is failing on both sides. We strip the loose paint, prime, and paint. Spot-treating the affected areas is $254. Hand-painting the whole frame so it looks uniform is $375, and note it may look fresh next to the older paint.

An invasive plant is overtaking the shrubs and crowding the AC units, and it spreads fast. We cut it back and pull it out so it stops encroaching on the equipment.

Rear window
The seal on a back window is damaged and letting water in. It is best handled when the windows are replaced, but we can patch it now to stop the water: secure the loose wood, caulk with vinyl, and hand-paint just the affected area. It will not be pretty, but it keeps water out.

There is buildup inside the gutters behind the leaf guards. Pulling the guards is extra labor, so we left it today at no charge. On the next service we can remove the guards and clear them out.
