Alpharetta, GA 30022 · Exterior walkthrough, priced repairs
Build your own job below
While we were out for the laundry repair, which is done and squared away, we walked the exterior in the rain. That is the best time to catch water problems in the act, and the house has good bones. Every item below is the same story, rainwater not getting where it should, and every one is fixable. Tick what you want handled, the total at the bottom follows you down the page, and Send my picks brings your list straight to me. Nothing here expires. Tap any photo to enlarge it.
Caught in the act: the front gutters sheeting over the lip in the rain.
What we found
Worst first. Photos from the walkthrough sit with each item.
1
Downspout dumping at the foundation
Front bed, garage corner
The bed is washed out to bare clay right at the corner and there is a capped drain sitting unused beside it. Every rain, that downspout puts its water straight into the ground against your foundation. We reconnect the downspout to the drain, or if the drain will not take it, run a proper extension that carries the water well away from the house.
$185
2
Full gutter clean and flush
Whole house
In the rain the water was sheeting over the front lip of the gutters instead of running to the downspouts, which is the top photo. Every run cleaned by hand, every downspout flushed and checked for flow, debris bagged and gone.
$350
3
Replace the 26 foot gutter run above the garage
Above the garage
That run is past saving. We tear it off, hang new seamless aluminum on new hangers with sealed end caps, reconnect the downspout, and haul off the old one. Color matched to the existing gutters.
$650
4
Reseal the gutter corners and joints
Whole house
The corner miters are carrying old, cracked sealant and at least one outlet drips a steady line in the rain. We cut out the failed sealant, clean the seams, and reseal every miter, end cap and outlet so the water goes down the pipe instead of down the wall.
$285
5
Add a downspout to the short upper run
Upper run over the brick
One upper gutter run just stops, no drop, no return. Everything it catches pours off the end and down the brick below, and the staining shows it has been doing that for a while. We add a downspout and tie it in so that run finally has somewhere to send its water.
$245
6
Siding and trim repair at the upstairs window
Window over the porch roof
The bottom siding course sits right on the shingles with no clearance, so it wicks water every time it rains, and it is showing the early signs of rot. We cut it back for proper clearance, replace anything soft, then prime and paint to match. If the rot runs deeper than it looks once we open it up, the number may move, and we show you before we go further.
$385 may move once opened up
7
Underground drain flush
Buried downspout lines
The downspouts that run into buried drain lines are only as good as the lines are clear. We can flush them and see whether they are draining or backing up. It is a look-first job, the price depends on what we find, so tick it and we will put a number on it.
