The room by room list from the estimate is done. Thirty-one items from the list were finished across the house, from the front entry to the basement, including a new toilet in the primary bath, a tiled curb on the bath 2 shower, mildew treatment on the bath fans and the front windows, the water heater flush, the basement room painted back to white, and the front gutters cleared. Three items on the list turned out not to need work, and one is still open. The house is in strong shape and shows well.

Front of the house: windows, trim and gutters

Every window on the front was scrubbed and treated for mildew, the spots of soft trim called out in the last report were touched up, and the front gutters were cleared. The porch and the surrounding area were scrubbed by hand.

What changed from the estimate
Primary bath toilet replaced instead of reseatedCompleted
Primary bath
The plan was a new seat. The toilet itself turned out to be broken, so we replaced the whole fixture with a new Kohler Highline. The seat line came off the list and the new toilet took its place.
Bath fans: the dampers were fineCompleted
Powder bath and bath 3
We planned to replace the exterior dampers on both fans. Both checked out, so no replacement was needed and that part of the price came off. We could not pin down why the mildew keeps coming back around the vents, so we cleaned and vacuumed each fan again, treated the mildew, and sealed the area with a shellac based coating meant to lock it down for good. Worth a look at the next visit to confirm it has stayed clean.
Front of house paint and washCompleted
Front elevation
The estimate carried a placeholder for this. The real work was scrubbing and treating every front window for mildew, which made the biggest difference, plus touching up the soft spots on the trim. That holds the trim for now and avoids a bigger repair at this stage. See the note below on the windows.
Driveway and walkwayCompleted
Front walk and porch
We did not pressure wash. We scrubbed the porch and the area around it by hand instead, which was what it needed, and the price came down to match.
Bath 2 shower cleaningCompleted
Bath 2
The cleaners had already done a good job on the shower. We touched up the grout and left the rest alone, and the price came down to match.
Family room countertopsNot needed
Family room
The cleaners did such a good job that the countertops did not need repainting. No charge, no time spent.
Basement stairwell paintNot needed
Stairwell
Same story. The cleaners got the scuffs off and the stairwell looks fine as it is. No charge.
Bath 1 vanity bulbNot needed
Bath 1
Someone had already swapped it before we got there. Removed from the list.
Primary bath rust stainNo charge
Primary bath
We treated it a second time and it did not lift, so there is no charge for the attempt. It could likely be polished out with the right compound on a future visit.
Complimentary, on the house
Gas service coordinationNo charge
Whole house
We met the gas technician on site, coordinated the testing, and made sure every pilot light was back on, including the water heater after we flushed it. The water heater is in great working order.
Kitchen cabinet trim pieceNo charge
Kitchen
The missing trim piece at the cabinet was matched and replaced, as promised on the estimate.
Back deck door adjustmentNo charge
Back deck
We worked on the back deck door so it opens and closes better. It improved, but it still sticks, so it is not fully fixed. We will take another pass at it when we are back for the faucet.
Worth keeping an eye on

Noticed during the work. Nothing here is urgent, and nothing here is priced yet.

Primary bath faucet handleNeeds a quote
Primary bath
One of the faucet handles is broken and leaking. It needs to be repaired or replaced. It was not on the list and there was no time to add it while we were there, so we will price it and come back for it.
Front windows, longer termMonitor
Front elevation
The touchups on the soft trim bought time and avoided a significant repair right now. The windows will want proper attention later on. We recommend planning for that rather than waiting for it to get worse.
Back deck doorMonitor
Back deck
Better than it was, still sticking. Second pass on the next visit.
Bath fan mildewMonitor
Powder bath and bath 3
Treated and sealed. If it shows up again the cause is somewhere other than the dampers, and that is the next thing to chase.
