HomeCare Condition Report
Overall condition
Excellent condition
Your home is in excellent shape this quarter. I walked the full property, inside and out. Almost everything looked sound. The highlights are below, and a handful of items to consider are listed after, ordered by priority, for whenever you are ready.

The full walkthrough, 23 points. A green check looked good. A gold check has a note in the list below.

A few of the things in good shape around the home.

Nothing here is an emergency beyond the items marked Immediate. Handle these on your own timeline.

Gutters overflowing with leaves
$180The gutters are full and overflowing. Backed-up gutters push water against the house and can cause real damage, so this is the one to handle right away. Cleaning all gutters is $180.
Immediate

Water damage to fascia behind the gutter
Request quoteIn two spots the fascia behind the gutter is water damaged. That points to water not draining into the gutter and away from the house. Worth correcting the flashing and drainage before it spreads.
Immediate
Missing flapper on a vent pipe
$80One vent pipe has its flapper, the one below it does not. An open pipe is an easy way in for bugs and birds. Installing a flapper, material and labor, is $80.
Service Soon
Missing bricks at the mailbox base
$50A few bricks are missing at the base of the mailbox. Best done at the same time as the loose wall bricks below.
Service Soon

Two upper-left windows, clean and repaint
Request quoteThe two upper-left windows would benefit from a sterilizing mold cleaner and inhibitor, a good scrub, and ideally fresh paint.
Service Soon

Center window, dry rot at the base
Request quoteThe center window above the door has some dry rot at the bottom of the wood. Worth addressing before it spreads further.
Service Soon
Remaining windows, scrub and repaint
Request quoteThe rest of the windows would benefit from a scrub and a fresh coat of paint.
Service Soon
Attic HVAC unit is aging
MonitoringThe upstairs unit in the attic still works, but it is quite old and likely near the end of its life. Nothing to do now beyond keeping an eye on it, so we can plan ahead before it fails rather than scramble.
Service Soon
A couple of loose bricks
$60A couple of loose bricks on the wall. Not urgent. Resetting them is $60, ideally done with the mailbox bricks.
Monitor
Vines climbing the house
Request quoteVines are climbing the house and starting to crowd a window. Worth cutting back so they do not work into the trim.
Monitor
Loose gutter guard
No chargeThe gutter guard on the front left is loose and just needs to be set back in place.
Monitor
Minor mildew in the bathroom 2 shower
$180The upstairs shower has a little mildew and water staining. Purely cosmetic. A clean and reseal is $180, or we can keep monitoring it. No issues otherwise in that bathroom.
Monitor
Kitchen sink caulk, blackened
$50The caulk at the kitchen sink has gone black and mildewed. Erica asked about it. Cutting it out and re-caulking is $50, low priority.
Monitor
Bushes blocking the HVAC condensers
Request quoteThe outdoor condenser units are crowded by bushes with no clear access. Cutting the bushes back makes service easier and helps airflow to the units.
