The gutters are full and overflowing. Backed-up gutters push water against the house and can cause real damage, so this is the one to handle right away. Cleaning all gutters is $180.

In two spots the fascia behind the gutter is water damaged. That points to water not draining into the gutter and away from the house. Worth correcting the flashing and drainage before it spreads.

One vent pipe has its flapper, the one below it does not. An open pipe is an easy way in for bugs and birds. Installing a flapper, material and labor, is $80.

A few bricks are missing at the base of the mailbox. Best done at the same time as the loose wall bricks below.

The two upper-left windows would benefit from a sterilizing mold cleaner and inhibitor, a good scrub, and ideally fresh paint.

The center window above the door has some dry rot at the bottom of the wood. Worth addressing before it spreads further.

The rest of the windows would benefit from a scrub and a fresh coat of paint.

The upstairs unit in the attic still works, but it is quite old and likely near the end of its life. Nothing to do now beyond keeping an eye on it, so we can plan ahead before it fails rather than scramble.

A couple of loose bricks on the wall. Not urgent. Resetting them is $60, ideally done with the mailbox bricks.

Vines are climbing the house and starting to crowd a window. Worth cutting back so they do not work into the trim.

The gutter guard on the front left is loose and just needs to be set back in place.

The upstairs shower has a little mildew and water staining. Purely cosmetic. A clean and reseal is $180, or we can keep monitoring it. No issues otherwise in that bathroom.

The caulk at the kitchen sink has gone black and mildewed. Erica asked about it. Cutting it out and re-caulking is $50, low priority.

The outdoor condenser units are crowded by bushes with no clear access. Cutting the bushes back makes service easier and helps airflow to the units.
