Your home shows well and the exterior is in good shape overall. The one thing worth getting ahead of is the gutters. They are holding pine straw and leaves front to back, and in a few spots the debris is packed in behind the gutter, which means water is riding over the back edge and onto the fascia instead of going down the downspout. That is how fascia rot starts, so it is the first thing to handle. Everything else below is optional and priced so you can pick what you want.

The gutters are holding pine straw and leaves front to back. In a few places the debris is packed in behind the gutter, and that tells us water is traveling up and over the flashing and getting in behind the gutter to the fascia, which is really not good. We will climb up onto the roof, remove the leaf buildup from any roof shingles we see, clear every gutter run, and flush the downspouts. This is the one to handle first.

You cannot see this one in a photo from the ground, but some of the wood at the base of that upper window is rotten. We spotted it on site. It needs a closer look from a ladder before we can put a real number on it.

This window is cracked open and does not shut all the way. Air is passing through it, so you are losing heating and cooling efficiency, and there is mold or mildew at the opening from the moisture coming in. We did not take it apart for a deep look, so we cannot say yet exactly what is binding it. We will work out what is causing it to stick, get the window closing properly again, and clean and treat the mold.
$160 excluding paint. If paint is straightforward and we are already painting something else, we can fold it in free or for very little.

The AC line running up the wall has no boot cover on it. The close up shows exactly why that matters: with the line left open at the wall, water can travel right along it into the building and cause rot you will not find until it is expensive. A cover closes that path off.

At the indoor unit
The drainage line for the AC unit should be cleaned out from the inside. We go to the unit itself and pour cleaner down the line to flush it through. It is a small job and a cheap thing to stay ahead of, because a line that backs up finds somewhere else for the water to go.

Outdoor condenser units
Separately, we can clean the outdoor units. We take the shell apart, spray cleaner through it, remove any debris, and wash it down so the unit can breathe and last longer. Pricing drops per unit the more you do: $150 for one, $125 each for two, $100 each for three.

The exterior outlet near the back entry door is missing its bubble cover. Under a covered area we would not worry about it, but this one does get rained on, and it looks like something is meant to be plugged in there at least some of the time. We would replace it with a proper exterior in use cover with a gasket, which keeps the water out and is what code calls for.

A proper exterior window clean, not a rinse. We physically scrub and deep clean the wood, the trim and the sills, then wash the glass. Any glass on doors is included, and we do the door seals too. This is a bundled package price alongside the gutter cleaning above.

There is brown staining on the wall under one of the windows. Usually that means water splashing up off the ground, but that should not be happening at your house because you have continuous gutters and downspouts. While we are on site for the other work we will investigate what is actually causing it and tell you what we find.

Your gutters run into underground drainage pipes. Worth flushing and testing them so you know they run clear before the next Georgia flash rain. If one is clogged or backed up, the water comes up at the foundation instead of leaving the property.

The exposed left half of the deck underside has green buildup on it. To be clear, this is not critical and it is not bad for the house, it is purely cosmetic. If you want it dealt with we can treat it with an inhibitor to kill the algae and then lightly pressure wash it. Being straight with you: it is not going to look as good as the covered right side no matter what we do, but it will look better.

If you want the inside done while we are already here, there are two ways to go. Glass only is exactly that. The thorough clean is where we spray and wipe down all the trim and sills and scrub the nooks, crannies and sashes. Tick whichever one you want, they are alternatives to each other.

You have pine right over the roof and what looks like an oak or maple close by in the back. Once those leaves drop the gutters will load up again. Worth planning a second cleaning in the fall. We would want to see how heavy it actually is at the time before putting a price on it.
