The follow up to June's condition report. All four approved repairs were done in one visit: gutters cleared front to back, a new flapper installed on the exterior vent pipe, the mailbox base rebuilt with fresh mortar, and loose courtyard wall bricks reset. We also cut the vines off the garage wall and house brick at no charge. Fourteen photos documented.

Five repairs in one visit: siding, roof vent, trim, guardrail, threshold

Five repairs completed in a single six hour visit. We filled and repainted a siding dent, sealed and blended the roof vent flashing, rebuilt rotting trim above the garage so it no longer wicks water off the shingles, secured a loose stair guardrail, and shimmed an unsupported garage door threshold. One item to keep an eye on: trim rot at the fireplace chase.

Exterior inspection with complimentary gutter and roof corner repairs

A complimentary exterior inspection across 12 areas. While we were on site we reattached a loose front downspout, stabilized a damaged rear roof corner, and cleared the gutter runs, all on the house. The front windows are the real priority: the sill is rotted through and water is getting into the brick and the wall.

The gutters were full front to back. We cleared every run and added leaf guards to four downspouts at no charge. A loose shingle above the front door was set and secured the same day. The walkthrough covered 14 areas and turned up eight smaller items worth a look, none of them urgent.

A full HomeCare Essentials walkthrough, inside and out, across 23 checkpoints. The home came back in excellent shape. Fourteen items logged, two of them immediate: gutters overflowing with leaves, and water damaged fascia behind them in two spots. Every item is priced on the report.
